Emergency Repairs Service Our Emergency Repairs Service operates 24 hours a day, 365 days a year. Emergency repairs are defined as those to remedy any defect which puts the health, safety or security of a tenant or a third party at immediate risk or which affects the structure of the building adversely We aim to respond to a tenants report within 2 hours of a call and either make safe or complete work within 24 hours. Some types of job may take longer to complete after we have made them safe. Emergency Repairs Include: | | Gas Escape | | | No Communal Lighting in Flats | | | No Water In Home | | | Fire Damage | | | No Electricity In Home | | | Loss of Roof Tiles and/or Ridge Tiles Allowing Water to Penetrate Electrics | | | Water Leaks that cannot be contained | | | Central Heating Failure ( Oct. to April inclusive) | | | Blocked Foul Water Drain Causing Flooding or Overflowing Internally or Externally | | | Removal of Offensive or Racist Graffiti | | | Blocked WC where there is Only One WC and it cannot be Temporarily Flushed with a Bucket of Water | | | Serious Security Problems | This is not an exhaustive list |

Urgent Repairs Service Tenants should report Urgent Repairs to BCHA during normal office hours. Urgent repairs are defined as those to remedy any defect which affects the health, safety, comfort or security of a tenant or a third party but does not constitute an immediate risk. Our Contractors have 7 calendar days to do the repair. Our staff will ask when you are likely to be at home. The contractor will then contact you to arrange access. We will give your phone number to our contractors unless you ask us not to. Urgent Repairs Include: | | Repair/Renew WC | | | Repairs to Lighting Circuits / Fittings | | | Minor Leaks to Pipes Fittings and Tanks | | | Defective Extractor Fans/ Fan Heaters | | | Underground Pipe Leaks | | | Faulty Immersion Heater – No Hot Water | | | Waste Pipe Blockage which fall outside Emergency Criteria | | | External Door and Window Frames Repairs | | | Minor Blockages to Underground Drainage | | | Roof and Chimney Repairs | | | Partial Loss of Electrical Service | | | Dangerous Floor Finishes | This is not an exhaustive list |
Non Urgent (Routine) Repairs Service These are defined as those to remedy any defect which could be deferred without serious discomfort, inconvenience or nuisance to the tenant or a third party or the long-term deterioration of the building and can await the next convenient maintenance visit. We normally give our Contractors up to 28 calendar days from a tenant’s report to complete. Sometimes we will send a surveyor to look at the problem before we issue the job to our contractors. Tenants Often Ask About… Garage Repairs Generally, garages are exluded from our repairing policy with the following exceptions:
Improved garages in the rear gardens of BCHA homes Prefabricated garages Garages which are in a dangerous condition. We will make them safe.
Fencing Repairs We are carrying out a fencing programme, designed by our tenants, to replace chestnut fencing between rear gardens with larch-lap fencing with gravel boards. Appointments For Repairs Our staff will tell contractors when tenants are at home. Normally the contractors will contact you at home, by phone or in person, to arrange access. Some outside jobs won’t need access to your home. Always ask our staff and contractors for their Identity Cards. NO IDENTITY NO ACCESS – EVER! |
